10-Year UAE Golden Visa Through Property (AED 2M Rules, Off-Plan & Mortgages Explained)
Updated 2026-10-22 · Indicative figures, not legal or tax advice
Buying residential property worth at least AED 2,000,000 lets you apply for a 10-year renewable UAE Golden Visa. The rules on off-plan, mortgages and joint ownership decide whether a given unit actually qualifies.
The AED 2M property threshold
The property value on the title deed (or Oqood for off-plan) must total AED 2M or more. You can combine several units, as long as the combined value reaches the threshold.
Off-plan property and the Golden Visa
Off-plan units qualify when bought from an approved developer and the purchase is registered with the Dubai Land Department. Check that the developer and project are on the approved list before you reserve.
Mortgaged property
A mortgaged property can qualify. The bank usually needs to issue a letter confirming the amount you have paid. Rules change, so confirm the current requirement with the Dubai Land Department before you apply.
Joint ownership
Spouses can usually combine their shares to reach AED 2M. Non-spouse co-owners usually each need a share worth AED 2M or more.
